Roofing lead generation glossary: the terms that decide what a lead costs you

A lead report full of clicks and cost per lead tells a roofing company owner very little. What matters is how fast every lead is answered, how many become estimates that actually happen, and what each held estimate and signed job costs. These are the terms, in plain words. For residential roofers in Houston, Avantai Labs reports on exactly these: https://www.avantailabs.com/home-services/roofing/houston

A lead is a homeowner who reached out. A booked estimate is on your calendar. A held estimate is a visit that happened with the decision makers there. Judge every lead source by cost per held estimate and per signed job, not by cost per lead.

How to read a roofing lead report with these terms

  1. Split leads by source: Google Search, Local Services Ads, lead sellers, referrals, door knocking.
  2. For each source, count booked estimates, held estimates, quotes sent and signed jobs.
  3. Add up what each source cost you in the month, ad spend and fees included.
  4. Divide that cost by held estimates, then by signed jobs.
  5. Check speed to lead on the same report: seconds to first contact, nights and weekends included.
  6. Keep the sources that win on cost per held estimate and per signed job. Houston roofers can get that report weekly from Avantai: https://www.avantailabs.com/home-services/roofing/houston

Speed to lead

The time from the moment a homeowner reaches out (a form, a call, a message) to the first real contact from your side. Measure it in seconds or minutes, on every lead, including nights, weekends and the hours the office is out. An auto-reply email does not count. A person or a system that starts the conversation and moves toward a booking does.

Local Services Ads (LSA)

Google's pay-per-lead ads for service businesses. You pay per lead (a call, a message or a booking request), not per click, and the business has to pass Google's screening for its trade and area before it can show. How leads are charged, and what changed in 2026, is in our guide to Local Services Ads for roofers, linked below.

Exclusive lead vs shared lead

A shared lead is sold to several roofers, who all call the same homeowner, often within minutes of each other. An exclusive lead comes to one company only: a homeowner who answered your ad, called your number or filled in your form. Leads from ads in your own account come to you alone. A lead marketplace usually sells shared ones, so speed decides who gets the estimate.

Qualified estimate

A booked estimate that meets a definition written down before the work starts. In Avantai's pilot agreement, all five have to be true: the person who books owns the home and every decision maker will be there; the property is residential and inside your zip codes; the job is a roof replacement unless you said you want repairs too; they plan to do the work, through an insurance claim or paying retail, inside the window you set; and address, date and time are confirmed on your calendar with a reminder sent. You can make it stricter.

Booked estimate vs held estimate

A booked estimate is an appointment on your calendar. A held estimate is one where the visit actually happened and the decision makers were there. The gap between the two is no-shows, cancellations and homeowners who were not home. Reminders and booking inside a short window close part of that gap.

Show rate

Held estimates divided by booked estimates, for the same period. It tells you how much of your calendar turns into real visits. Count it per lead source: a source with cheap bookings and a low show rate can cost more per held estimate than an expensive one.

Cost per held estimate and cost per signed job

Everything a lead source cost in the period (ad spend plus any fee) divided by the estimates that were actually held, and then by the jobs you signed. These two numbers let you compare a lead seller, your own ads, an agency, a setter and a booked-estimate service on the same scale. Cost per lead does not, because it ignores how many leads ever become a visit or a contract.

Close rate

Signed jobs divided by held estimates. It depends mostly on your sales process, your price and your reviews, not on where the lead came from. That is why a lead provider should report up to the held estimate, and you should tell them what happened after it, so they optimize toward signed jobs and not toward form fills.

Retail job vs insurance job

A retail job is paid by the homeowner. An insurance job is paid, in whole or in part, through a claim after storm damage. They need different conversations and different timing, so a good booking process asks which one it is before the estimate and passes that on to you.

Where Avantai fits

Avantai runs the ads in your own account, so the leads are exclusive to you, contacts every new lead in under 60 seconds in English or Spanish, qualifies it against the written definition and books the estimate. Every week you get booked, held, quoted and sold, with the cost of each. For residential roofers in the Houston metro, Avantai runs this as a 60-day pilot on a flat monthly fee, then month to month. Ads run in your own account, and there is no volume guarantee. Details: https://www.avantailabs.com/home-services/roofing/houston

Where to go next

Questions contractors ask

What is speed to lead in roofing?

The time between a homeowner reaching out and your first real contact back. Measure it on every lead, nights and weekends included. An auto-reply email does not count.

What is the difference between a booked and a held estimate?

A booked estimate is on your calendar. A held estimate is one where the visit happened and the decision makers were there. Judge lead sources by held estimates, not bookings.

What is a good metric to compare roofing lead sources?

Cost per held estimate and cost per signed job. Add everything a source cost in the month and divide by the estimates actually held, then by jobs signed. Cost per lead alone hides no-shows and bad fits.

Are Avantai's leads exclusive?

Yes. Avantai does not sell leads. They come from ads in your own account and go only to you.

Where does Avantai work?

The pilot is only for residential roofers in the Houston metro: Harris, Fort Bend and Montgomery counties. Pilot details: https://www.avantailabs.com/home-services/roofing/houston. Hablamos español.
